What is the QLD land tax threshold for 2026?

For individuals the threshold is $600,000 of total taxable land value. For companies and trustees, including SMSF trustees, the threshold is $350,000. Below these amounts no land tax is payable.

How is Queensland land tax calculated?

The Queensland Revenue Office applies a tiered scale to your total taxable land value, based on the Valuer-General's annual valuation. Individuals pay from $500 plus 1 cent per dollar over $600,000, rising through higher bands to $150,000 plus 2.25 cents per dollar over $10,000,000. Companies and trustees pay from $1,450 plus 1.7 cents per dollar over $350,000, rising to $187,500 plus 2.75 cents per dollar over $10,000,000.

When is Queensland land tax assessed?

Land tax liability is based on the land you own at midnight on 30 June each year, using the taxable value from the Valuer-General's annual land valuation.

What is the foreign owner surcharge on Queensland land tax?

Foreign companies and trustees of foreign trusts pay a 3% surcharge on the taxable value above $350,000, in addition to the standard company and trustee land tax scale.

Does Queensland count my interstate landholdings for land tax?

No. An interstate land value aggregation model was announced in 2022 that would have counted landholdings in other states when working out the Queensland tax-free threshold. It was never implemented and does not apply. Queensland land tax is calculated on Queensland land only.
